Property Management Unwrapped

Breakout sessions

Take a look at the breakout options at this year's Property Management Unwrapped.  Delegates will have the option to attend 3 of the below sessions.

Recruitment vs. Retention

Alice Cadfan-Lewis

Alice Cadfan-Lewis, Block Recruit

Recruitment and retention is a hot topic across all areas of business however in recent years there has been a particular focus in the property sector. Having experienced rapid and continual growth in recent years, this is a competitive and fast paced market where there is a lot of choice for ambitious, driven talent, to seek more competitive pay packages and career opportunities. Every successful company director has many plates to spin on the road to success; as a consequence it can be easy to overlook hidden costs associated with a high staff turnover.

In order to try and bridge this divide we would like to invite both business owners and employees to share their views and experiences on this topic. Through an open discussion led by Alice Cadfan-Lewis, Founder of Block Recruit, the aim is to provide more clarity for employers about what they could be doing to retain their staff and provide employees with an insight as to where constraints may lie for their employers. At a time where there is a war on talent, is this a topic you can ignore?

Please note, this session is available to a maximum of 15 delegates.

Changes to the Eviction Process - Don't get caught out!

Gary Bovan, High Court Enforcement Group

Gary has been at the heart of the new changes to the CPR rules at the highest levels. Where speed is essential to obtain your residential property back, he will guide you through the new process and explain the quickest way to get your keys back.
Gary and his team enforces Writs of possessions on a daily basis and he is at the cutting edge of evictions.  He recognises that it is important to get your stock back within the shortest period of time.
He will endeavour to weave through the red tape and deliver a presentation in plain English, covering the new process to transfer a case to the High Court and then enforcing it.

Supporting the Real Estate Sector - What does ‘Excellent’ look like through the eyes of the client?

Ian Comben

Ian Comben and Pat Maslen, Lloyds Bank

Ian Comben will give a run through of Lloyd’s sector specialism, how they manage clients accounts, online payments systems etc. More importantly would like to understand from the audience what they would be looking for from a bank to stand us out from the competition.

This session will include a breakout group discussion on what delegates would expect to see from an ‘excellent’ bank and what support they would be looking for.

Changes to Insurance - What you need to know!

Jason Oldham and Jodie Horgan, Pi Property Insurance

Hot topics for Property Managers will bring you up to date on such things as the latest developments in insurance legislation and regulation that impact on you; what you need to know about Flood Re and; the unforeseen risks associated with modern methods of construction and their impact on insurance. Plus the chance to put your insurance questions to our team.

Leaseholders and Lost Capacity - What is the impact?

Nadiya Virani-Bland, Brethertons

In a time with a quickly aging population, you will find yourselves with more and more leaseholders who do not have the capacity to deal with their own finances.  If arrears are accruing, who do you approach for payment of your service charges and ground rent and how can you ensure that you are dealing with the correct person?

Nadiya Virani-Bland will cover these questions, with practical advice and examples to enable your teams to understand the processes involved.

Understanding the FTT

Amanda Gourlay, Tanfield Chambers

Time in the FTT is precious: this breakout session will highlight the key points on which to focus before and during Tribunal applications, including how to make best use of your time and resources.

It will then move on to the hardy perennial that is legal costs, their recoverability and the limitations that apply, with consideration of the impact of section 131 of the Housing and Planning Act 2016, and, if it has been handed down by then, a review of the Upper Tribunal’s decision on the exercise of the FTT’s rule 13 costs discretion.

The Dangers of AirBnB in Leasehold Properties

Fiona Hewitt & James Attew, Brethertons

Unauthorised subletting of residential property by tenants is unfortunately nothing new, but with the rapid rise of specialist short-term letting websites such as AirBnB, tenants have easy and instant access to a market for subletting property that is worldwide in scope – it is reasonable to anticipate that instances of unauthorised subletting will increase significantly.

Fiona Hewitt and James Attew, Solicitors specialising in residential leasehold law, aim to provide landlords and managing agents with practical guidance regarding how an authorised sublet may affect the landlord/agent; how to guard against this issue arising; in the event of an unauthorised sublet, what action can be taken in response; and relevant legal updates.

Housing Associations and Managing Agents – Opportunities and Benefits of working together

Round table with Anthony Essien, LEASE and Alan Wake, National Leasehold Group

In recent times there has been a great deal of discussion about the rise and rise of Housing Associations within the block management sector. From one conference to the next you will have listened to different Housing Associations talk about how the private and social sectors seemingly work at odds with each other when in fact more would be achieved from a joined up approach. There are now more organisations seeking to bring each side together to build a much stronger relationship for a better future.

Anthony Essien and Alan Wake will moderate and lead a round table discussion designed to encourage free speech. This session, which will be held behind closed doors and operate under Chatham House Rules, will bring private Managing Agents together with their Housing Associations counterpart to openly and honestly discuss the successes, frustrations and headaches of running developments between them.

Please note that these sessions will be restricted to 20 people and are to be interactive, therefore you must be prepared to share your views and most importantly listen to others.

Data Protection – Ensure your data is locked up!

Claire Halle-Smith, Brethertons

Currently featuring heavily in the news, this Data Protection and Privacy breakout session is designed to address the obligations of organisations within the PM industry, identify risks and suggest practical solutions. Our break-out follows on from the keynote speech by Joff Gray of the Information Commissioner’s Office (ICO) and will focus on areas such as:

  • operating within a landlord/agent relationship
  • identifying your responsibilities to leaseholders
  • Managing Agents as data processors and controllers
  • reviewing the impending changes in law and how these may affect your business.

We will ensure that there is plenty of time for Q&As including any matters raised by the ICO in their presentation.
