Tenancy arrangements with students can present their own challenges. To make sure that your investment is protected and maximised, you may need to act quickly in cases of default.
In many ways, student tenancies are no different to normal assured shorthold tenancy arrangements with individuals, couples and families. Will they all comply? Will some students drop out before the end of term? Will international students escape liability if they leave the country without paying?
The first step is to protect yourself as much as possible by having a tenancy agreement which provides for joint and several liability and guarantees. But even these back-ups cannot stop default. When that happens, our team of commercial recoveries lawyers will help you recoup what you’re owed.
We specialise in advising landlords on the terms of tenancy agreements and on ways of forcing payment of money that’s due to you. It may be unpaid rent from an individual tenant or a number of tenants. Or it could be action to enforce a guarantee.
In some cases this is more straightforward than others. But even in more complex situations involving foreign students who have returned home, for example, we will be able to help by tracing individual and using the law to collect payment.
