However, if agreement cannot be reached an application to the Leasehold Valuation Tribunal (LVT) to vary the lease may be necessary. FlatsAny party to a lease, including the landlord, can apply to the LVT to vary a flat lease if it does not make proper provision for things such as repair or maintenance of the flat, building or any installations/services, insurance cover, recovery of expenditure under the lease or the calculation of service charges payable. HousesAny party, including the landlord, can apply to the LVT for variation of the lease of a dwelling other than a flat, if the lease fails to make satisfactory provision for the insurance of the property. Applications By Large Majority Of Leaseholders Having The Same LandlordTwo or more leases of flats can be varied by the LVT if a large majority of the leaseholders agree to the change.
