Selling Your House with Brethertons

Home Information Pack
Before you can market you house or flat for sale you will need a Home Information Pack (HIP). We can arrange this for you quickly and cheaply. For further information click here.

Preliminary Information - The first thing we need to do is gather basic information from you. We will send you a pack of useful explanatory notes and brochures and some forms to complete. This enables us to get hold of any title deeds held by your mortgage lender (which can take a week or so) and prepare the contract package ready to send out to the buyer's solicitor once you have agreed a sale. It also gives you a more detailed guide to the legal process involved. If your title is registered at the land registry we will obtain a copy of the registers to go in the contract package.

Sale agreed - Once you have found a buyer we send the contract package to the buyer's solicitor and we will deal with any enquiries they raise (we will often need to refer some of them to you but will assist as far as we can). We will negotiate on your behalf with the buyer's solicitor as required over the terms of the contract.

Signing - Once the buyer's solicitor is happy with the proposed contract we will arrange for you to sign it. Exchange of Contracts - Once the buyer and all other parties in the chain are ready, we will formally agree the completion date with everyone and we can then exchange contracts. At his point (but not until then) the buyer is legally bound to buy the property and you are legally bound to move out on or before the completion date.

Completion - At completion we get the funds in from the buyer's solicitor, pay off any mortgage you have on the property and the estate agents and legal costs of sale and deduct any sum needed to finance any purchase you have at the same time, and then account to you.
