Investment and Funding

Commercial Property investment has always been an area of interest for private and commercial investors alike. Unlike shares and bonds, property is a tangible asset that has traditionally maintained its value to provide a steady increase over a number of years against the initial investment made. An investment portfolio will normally have an element of property investment, stocks and shares and cash holding.

Parties can become involved in the commercial property market in a number of ways:

  1. Investing in the purchase of a commercial property, or part-purchase, as part of a business venture.
  2. Investing in a property to lease out, with a view to receiving rental income.
  3. Buying a business premises from a Landlord, for example by the company or perhaps by the company pension scheme.
  4. Selling a business property to release equity.
  5. Building an investment property from scratch, working with planners and construction professionals to get it built, then either selling it, or letting the property. This could be a factory, warehouse, offices or a rental unit.
  6. Buying stocks or shares in companies (or pension funds) that are known to invest in property.
  7. Specifically buying stocks or shares of Real Estate Investment Trusts (either UK owned or overseas owned), or investing in UK Real Estates Investment Trusts (REITs), all of which deal primarily in land and property investment and which receive special tax treatment.
